Adani Airport Holdings Limited has unveiled an ambitious plan to invest over ₹20,000 crore in developing integrated Airport City projects across six airports in India, marking a strategic expansion beyond aviation infrastructure into mixed-use urban development.

The first phase of the programme will span more than 655 acres across airports in Mumbai, Navi Mumbai, Ahmedabad, Lucknow, Jaipur and Guwahati, creating nearly 22 million sq. ft. of commercial, hospitality, retail, entertainment and convention infrastructure. Around 70 per cent of the planned investment will be concentrated in the Mumbai Metropolitan Region, where the company controls nearly 440 acres across Mumbai and Navi Mumbai airports.

The projects will be executed by Adani Airport City Limited (AACL), a wholly owned subsidiary of Adani Airport Holdings Limited, with the objective of transforming airports into integrated economic districts rather than standalone transport facilities. The developments will feature hotels, Grade-A office spaces, shopping destinations, convention centres, food and entertainment zones, lifestyle amenities and public spaces, all designed around seamless connectivity with airport terminals and urban transport networks.

As part of the initiative, AACL has signed hotel management agreements with IHG Hotels & Resorts to develop five premium hotels across its airport network, including the introduction of the Kimpton luxury lifestyle brand in India. The hospitality portfolio will also include brands such as InterContinental and Holiday Inn, catering to business travellers, tourists and transit passengers.

Explaining the vision behind the programme, Jeet Adani, Director of Adani Airport Holdings, said that globally successful airport districts have evolved into centres of commerce, tourism and urban growth, and India’s rapidly expanding aviation market presents an opportunity to create similar integrated destinations that generate investment, employment and long-term economic value beyond aviation operations.

The Airport City model draws inspiration from internationally established aerotropolis developments around airports such as Singapore Changi, Dubai International, Amsterdam Schiphol and Incheon International, where aviation infrastructure serves as the nucleus for commercial and urban development. By integrating business, hospitality and lifestyle infrastructure with airport operations, Adani aims to create self-sustaining economic ecosystems that support regional development while enhancing passenger experience.

The announcement represents one of the largest private investments in airport-led urban infrastructure in India and signals a broader shift in airport development strategies, where aviation hubs are increasingly being positioned as engines of economic activity, real estate development and multimodal connectivity.
